Residential Risk Assessments
Our residential assessments are carried out using relevant regulations and guidance, such as the Fire Safety Act 2021, Fire Safety (England) Regulations 2022, and LACoRS Housing Fire Safety.
Type 1
A Type 1 risk assessment usually involves a visual inspection of the communal areas of a residential building, including hallways, staircases, and shared facilities. This type of assessment is designed to identify fire risks, evaluate the adequacy of protective measures, and ensure safe evacuation in case of a fire.
Type 3
A Type 3 risk assessment is a more detailed evaluation. It includes everything covered in a Type 1 assessment but extends to the interior of individual flats, apartments, and/or bedrooms, with a focus on assessing the means of escape and the potential for fire spread within the private dwellings. It is common for a House of Multiple Occupancy (HMO’s) to undertake this type of assessment.
