Wet & Dry Risers
If you own, manage or reside in a building where any floor is over 18 meters above ground level and below 50 meters in height then the installation and maintenance of a dry riser system is required.
If the building is over 50 meters high, then a wet riser system is required.
Wet and Dry risers are used by the Fire Service to provide a readily available means of delivering considerable quantities of water. The choice of wet or dry riser will be dictated by the type of building.
Wet Risers
Our wet riser systems store water at all times, allowing for a constant supply of water for fighting fires throughout any commercial building. Each system houses a glass valve that shatters when the room temperature rises above 68°C and only activates sprinklers in the zone of fire.
Dry Risers
Very similar in function to our wet risers, our dry riser systems do not store water at all times. They are left empty so that the fire brigade can pump an extinguishant of choice through them to effectively and quickly combat any fire.
Essentially a system of pipes that run through your office building, hotel or other commercial building, our dry and wet risers allow a supply of water for fighting fires throughout a building.
Our dry and wet risers can also be quickly and easily connected to any fire sprinkler systems you already have in your property or any that we are installing for you. This will ensure that as soon as a fire is detected, your sprinkler systems will be swift and effective in dealing with the fire.

Installation
Site engineers will fabricate on site and make sure installation is done to design drawings. Any alterations will be dealt with as soon as they arise. By law dry risers have to have fire engine access within 18m of the dry riser inlet box and have to be housed in a fire resistant shaft. In commercial properties this is usually under the staircase of a fire exit.
After completion of the installation the riser will be hydraulically pressure tested to the standard BS990/2015. A test certificate will be issued.
Servicing & Maintenance
A visual inspection every 6 months and a wet test yearly are required. All buildings which have fire risers must comply with the standard BS 9990/2015. Failure to do so may invalidate your insurance.
Annual pressure testing
For dry risers this normally entails connecting the inlet to a pump and water supply. The system is then completely charged with water to a pressure of 10 bar measured at the inlet for a period of at least 15 minutes. During this period an inspection is made to ensure that there is no leakage of water at any of the joints or landing valves. Once the pressure test is completed the system must be drained so that it is left ready for immediate use. In the event of system failure due to inability to hold pressure for the recommended 15 minutes at 10 bar (at the inlet), a retest will be required.
For wet risers there are additional checks, on cleanliness of storage tanks, booster pumps and associated mechanical and electrical equipment.
6 month visual inspection | Checking
- All valves open and close, leave close (checking strap and lock if required)
- All outlet washers
- For damaged and missing blank caps and chains
- That all hand wheels and nuts are undamaged and in place
- Landing outlets are free moving and undamaged
- The inlet cabinet and door for corrosion
- The inlet breeching valve springs and rubbers are free moving and in good condition
- The cabinet glass
- All required signage is present and correct
Maintenance & Remedial Repairs
- Replacing outlet washers
- Repair or replace valves (replace strap and lock as necessary)
- Replace blank caps and chains
- Repair or replace hand wheel nuts
- Repair or replace landing outlets
- Replace the inlet cabinet and door
- Repair the inlet breeching valves springs (and replace rubbers as necessary)
- Replace cabinet glass
- Supply dry riser signage to all floors (as necessary)
Should the system’s pipe work be altered (e.g. building alterations, extensions etc. then a full re-commissioning flow test will be required).
